Las Vegas short-term rental rules

Establish the government jurisdiction and accommodation category before advertising. Inside the City of Las Vegas, a residential rental for less than 31 consecutive days requires a business license. The City's process includes Conditional Use Verification, a home inspection and business license review. The owner must reside on site throughout the rental period; the property may have no more than three bedrooms, including the owner's bedroom, and must be at least 660 feet from another short-term residential rental and 2,500 feet from a resort hotel. These City rules apply to homes inside the City, not to Strip condo-hotels such as Vdara, which run as hotels under Clark County zoning. Zoning must allow the use; the application identifies prohibited master-planned areas including Summerlin and properties subject to the Form-Based Code. Liability insurance and a local emergency contact are required, with contact information posted outside the property. In unincorporated Clark County, residential Short-Term Rental Units need a County business license before operation or advertising, with the license number in advertisements. The County FAQ describes a 1,000 foot separation between licensed short-term rentals, separation from resort hotels and a local representative available by phone at all times. Condo-hotel accommodation has a distinct path: the County's signed ordinance defines a vacation home in a condominium hotel or resort condominium, requires each vacation home to be separately licensed, and distinguishes it from a Chapter 7.100 Short-Term Rental Unit. The Assessor identifies a Vdara Condo Hotel parcel at 2600 W Harmon Ave as Paradise, an unincorporated jurisdiction; City residential guidance should not be applied as a Vdara approval. This parcel record does not establish the license status of any suite shown here. Nevada requires business registration with its Department of Taxation and says a business license and federal identification number are needed before registering for a tax permit. The Department explains that lodging tax rates and exemptions are set locally. The City's Room Tax Packet gives combined rates of 13.38% inside the Primary Gaming Corridor and 13.00% outside it, with state allocations included in its distribution table. It requires monthly room-tax reporting even without rental revenue. For unincorporated properties, use Clark County's transient-lodging guidance and confirm the applicable classification, rate and reporting with the County. The condo-hotel provision also requires tax on transient stays. These are separate licensing and tax paths; ask the responsible agencies to confirm the requirements for your particular property.
